John Beck and Real Estate Investing


John Beck has been investing in real estate since the world began. Well, almost. John Beck has been investing as long as I can remember. If my memory is correct, I invited John Beck to Nashville in the early 1980s to speak at Real Estate Investors of Nashville, one of the first local real estate investment groups in the country, and also one of the largest at the time with about 650 members.

I agree with John Reed that John Beck is an honorable man. John Beck has become a TV infomercial guru in recent years. His association with the promoters of his TV infomercial is probably the biggest liability John Beck encounters. Even though his $39.95 paperback book on tax-lien certificates is inexpensive, the followup by the promoters for coaching is often crude. I own John Beck's book, and I have been approached by the strong-armed followup salesmen. The purpose of the TV infomercial is to create a list of sales prospects for the very expensive commitments for personal coaching.

The problem I have with the tax-certificate lien approach to real estate investing is that this is not the beginner's best approach to a profitable start. The pay-off to buying tax-certificate liens may be months and years in the future. Sure, some real bargains can be found in buying tax-certificate liens, especially in volume, but the income-generation is unpredictable and long-range.

Another resource might be more valuable if you are serious about a career in real estate investing. I have formulated a voluminous real estate investing guide that is practical in getting a start in this profitable profession. Since my own start 25 years ago, I have purchased millions of dollars in property. But even more important, I made most of my purchases with a $10 bill because I had no cash and no credit when I began to invest. I continue to actively invest today, but even now I never fill out a mortgage loan application or enter a bank to borrow money. You don't have to do this to buy all the property you can handle, whether you have or do not have credit.
